Practical guidance for first-time and growing investors, grounded in first-hand experience building and managing a buy-to-let portfolio across multiple markets.
Guidance on refurbishment strategy, budgeting, and delivery planning, drawn from direct experience managing residential and commercial works - helping clients assess feasibility, scope, risk, and value at every stage.
Collett Advisory was founded on the belief that good property advice should not be reserved for those who already have wealth, contacts, or experience.
The practice is led by Adam Wojtecki, who began investing in property in his early twenties and has built a buy-to-let portfolio across Berkshire, Derbyshire, and South Yorkshire through research, patience, and first-hand experience. That process was largely self-taught, with no family background in property, no mentor, and no obvious place to turn for considered, independent advice.
Alongside his own portfolio, Adam works as a client-side project manager for a private family office, supporting residential, commercial, and private estate projects from early planning and procurement through to delivery oversight.
Collett Advisory brings both perspectives to every client conversation.
Guidance is shaped by the realities of building and managing a buy-to-let portfolio across multiple UK markets.
Support draws on experience across residential, commercial, and private estate works from early planning through delivery.
Advice helps clients assess feasibility, budget, scope, contractor risk, and likely value before money is committed.
“Adam broke everything down in a very practical way, from likely works and contingency to rental demand, financing, and what could go wrong. It felt balanced rather than just encouraging me to go ahead.”
“Adam helped keep a complex flat refurbishment organised, managing correspondence between consultants and contractors while keeping budget, risk, and overall strategy in view.”
“Adam helped me assess whether equity in my home and an inheritance could realistically support a buy-to-let portfolio for retirement. The advice was balanced, practical, and clear about where specialist advice would be needed.”
Whether you are exploring a buy-to-let investment, reviewing a refurbishment, or planning a project, Collett Advisory provides practical guidance through each stage of the process.
